1. Test the Sump Pump or Risk a Flood

Sump pumps are super important because they send natural groundwater away from your home, protecting it from a flood. You don’t want to return from a weekend getaway to see that your basement is covered a half inch deep with water. Make sure that your pump has a vertical float switch that is working properly. Dump water to the sump pump a few times a year to ensure it is draining water efficiently.

2. Check for High Water Pressure

Pipes, connections, and appliances can be easily damaged from high water pressure. Replace your pressure-reducing valve and simple pressure gauges. Checking for water pressure is often an overlooked maintenance item, but it is fairly easy to perform.

3. Avoid Unwanted Rainwater by Cleaning Window Weep Holes

Weep Holes are designed to drain away any rainwater that may collect in the bottom channel of the frames of sliding windows and vinyl replacement windows. These holes can get clogged with debris or bugs, and this could allow for water to drip into your home. Pour a glass of water into the track of the weephole or spray the outside of the window with a garden hose to test if it is working. If you do not notice a stream of clean water exiting the hole, try poking a wire hanger into it. You can also try spraying it out with compressed air and wetting it down again. Sometimes a little flapper of the weep hole that is designed to keep out the wind can become stuck shut. This can easily be removed with a putty knife and replaced with a new one.

4. Maintain Clean Refrigerator Coils – Avoid Expensive Bills!

When coils become clogged with hair, dust, or other debris, they can not efficiently release heat. These coils are located at the back of the fridge at the bottom. When the coils are clogged, the compressor uses more energy than normal by working harder and longer than it was designed to. This results in much higher energy bills. However, this can easily be avoided by cleaning the coils. Coil-cleaning brushes are small and bendable to fit in tight areas.

5. Clean Your Window Wells

Keep all your window wells clean with a cover to avoid a flood. When debris and leaves build up in a window well, this can pool up and eventually flood to your basement. Regularly clean your wells out to avoid costly flood repairs.
